Class A controls for Class B and C buildings
Class A towers got automation. Class B and C stock — older offices, mixed-use, light industrial — got nothing, because a six-figure BMS never penciled out on those rents. Wireless sensors install without rewiring, cloud controls run the plant, and an operations team watches 24/7.
Why Class B and C got skipped
Building automation was priced for towers with the rent roll to absorb it. A Class B office with a twenty-year-old rooftop unit and a boiler on a time clock gets quoted the same six-figure project, decides against it, and keeps running the building on habit. SensorSuite was built for that gap. Sensors go in without rewiring, controls run in the cloud rather than in a panel you have to buy, and the whole thing is priced as an operating cost instead of a capital project.
What SensorSuite does for commercial owners
Utility Management
electric, water and gas metered and benchmarked per building, so the outlier in your portfolio surfaces itself instead of hiding in an invoice.

already have partial controls? We integrate with what's there — Reliable Controls, Johnson Controls, Distech, Automated Logic — rather than ripping it out.

rooftop units, pumps and central plant watched for the drift that precedes a failure, so replacement is planned rather than emergency.

our operations team watches the building after hours and on weekends, when a Class B property has nobody on site and a fault runs unnoticed until Monday.

leak detection across washrooms, risers and mechanical rooms — the failure mode most likely to turn into an insurance claim in older stock.

emissions and energy performance from the same data that runs the building, ready for lenders, investors and disclosure.

The reporting threshold is coming down
Ontario's Energy & Water Reporting and Benchmarking rules (O. Reg. 506/18) already oblige larger buildings to file by July 1 each year, and Toronto's requirements expand to buildings ≥10,000 sq ft by 2027 — which pulls a great deal of Class B and C stock into scope for the first time. We handle benchmarking and filing end-to-end, and the data behind the filing is the same data that runs the building. See Advisory.
